The people on your property every week are the difference. A mow-and-blow crew is heads-down: mow, edge, blow, rake, leave. Ours are trained to look up and around, watching what the plants actually need. A limb starting to fail. A fungus moving through the pears. A dry patch that means a valve is starving a bed. They are looking for problems before they spread, and for places the grounds could be better. Not checking a list.

Above the weekly work, you have one account manager. They are your single point of contact and they coordinate every service the property needs. When something comes up, you hear about it with a recommendation, not just a problem. If it is ours to handle, we tell you what we would do. If it needs an outside specialist, we get the quotes and bring them to you. You are never left holding a problem, and you only ever manage one relationship.

A Year Planned and Budgeted up Front

Most managers want to know the number going in. Our maintenance contract renews each year and covers what the property will need over the next twelve months, with the seasonal work planned and budgeted up front. If the entrance takes fresh color three times a year, it is estimated and approved in January. When April comes, we handle it. No surprise invoice, and no decision to chase.

Over the years we learn a property, down to the plants a family likes. So when a changeout is due, we do not need to ask. We send a short note with the date and the plant list, and unless something has changed, it is done. You approve the plan once and stop being asked about every small thing. Planning the year up front means you can see the investment and the projects ahead instead of reacting to them.

The Same Crew, Every Week

Consistency is most of the job on an estate. Your property is served the same day, the same time, by the same crew, every week. On a larger estate, twice a week. The only change is a holiday week, and even then we reach every client within four days, so nothing is skipped.

The crews stay, too. Some of our foremen have been with us fifteen years and more, so the people caring for your grounds know them, and you are not re-explaining the property every season.

Ready Whenever You Have an Event

When you have an event, we have a crew for it. A dedicated enhancement team supports our maintenance clients, so we prepare a property on your schedule. That means refreshing the mulch a day or two before, raking the gravel, blowing down the patios, and clearing the furniture. We time the irrigation so the lawns are firm and nothing is running while your guests are there. The grounds should be one less thing on your mind before an event.

When Something Goes Wrong, We Handle it Fast

Things break. What matters is the next ten minutes. For clients set up with remote access to their irrigation, a call about a gushing line does not mean waiting for a truck. We shut the water off from an app, then send our irrigation techs to find the problem. Small fixes happen on the spot. If it is bigger, they stabilize the system and get the rest of the landscape back on water, then we price the repair and complete it. One call, one contact, and a problem that stays contained.

Straight Answers About What Your Property can Sustain

Part of taking the landscape off your plate is being honest about it. Water in this valley is not unlimited, and how much a property has depends on where it sits and what its well can produce. So when a request comes in for a thirstier planting, a bigger garden, or another irrigation zone, we do not just say yes. We work with the well companies to weigh what the property produces against what it would use, and we give you the full picture. Sometimes the water is there. Sometimes there is a better way to get the look you want. Either way, you decide knowing the facts, which is what keeps a property thriving for decades instead of fighting itself.

What One Accountable Firm Means

A large Napa property has a lot moving through it: vineyard, wells, heritage trees, the gardens, housekeeping, and outside specialists. We keep the landscape from becoming one more thing you coordinate.

We self-perform the core work: planting, pruning, irrigation, soil and plant health. The specialists a property also needs, we bring in and manage. Heritage oaks are a good example. We do not work above twelve feet, so high pruning and any cabling go to arborists who have cared for Napa’s oaks for decades. Which firm you use matters, because a careless pruning tool can carry disease from tree to tree, and we know who to trust. The same goes for well companies and soil labs.

We also work with the people already on the property. If housekeeping is hand-watering the pots between our visits, they tell us what the plants need and we adjust. You get one firm accountable for the whole picture, not a landscape you have to project-manage.

Penning has cared for estate and winery gardens across Napa Valley, Sonoma, and Glen Ellen since 1988. Some of our client relationships are twenty-five and thirty years old, and a few clients who left have come back.
